New Malden's property market showing encouraging signs

It's that time of year when traditionally people start thinking about moving. But is now the right time to cash in on your property? I spoke to Jake Harvey, Branch Manager of Barnard Marcus to find out how the housing market is shaping up in New Malden:

What is the market like in New Malden right now? With the kids back to school and the quieter holiday months of July and August behind us, this is traditionally a time when the housing market picks up again, and this year is no different. Activity levels in the local housing market have certainly picked up and here at Barnard Marcus in New Malden we are seeing applicant levels and instruction levels increasing, with good quality housing coming to the market. This is good news for buyers looking to purchase a property across all price ranges and for those who are looking to move prior to the Christmas period.
Are prices rising or falling? Over the last four to five months prices have steadily increased in the New Malden area and are now starting to stabilise as more property comes to market.
How many are selling locally? We are seeing more sales within the £500k -700k price bracket, partly due to the natural migration of purchasers from inner London moving to be within the school catchment areas in the New Malden area. Sales levels have also increased as consumer confidence returns and many purchasers decide to move out of rented accommodation.
What kind of buyers are you typically seeing? We have applicants registering with us from across the spectrum. But noticeably we are seeing more proceedable buyers than earlier in the year, partly due to a number of applicants having sold their property and moved initially into rented accommodation.
